Why not post the prices?? It will be great to indicate income requirements to meet loan obligations. This should be no secret. Information is key. Having as much info in public domain is critical.
According to the website, “The role and function of the association have always been to provide housing facilities to Grenadians, particularly those in the middle and lower income brackets.”
The intent maybe good, however based on the loan requirements, I don’t see how this association helps folks in lower income bracket. What is considered lower income Grenada?
I don’t see any difference compared to the other financial institutions on the island.
25% down payment is unattainable for most folks with low income.
Interest rates are fairly high…5-9.5%
It will be great to know the actual membership. For a corporation whose intentions are help poor folks, membership of 5000 is low.
Again, what is low income in Grenada? It’s no secret most Grenadians get paid very little.
Just like any corporation, the goal is to remain financially viable. However, a lot more can be done to help Grenadians afford home ownership. For example, Lower down payment. If Grenadian can afford to rent, then financial institutions should be able to work with them to afford a home.
There is no way around this as we gotta to pay to live. Financial institutions should be competing for the rent money. Considering, rents are quoted in USD. (more geared towards SGU students)
The saving grace is that most Grenadians live at home with extended family for a long time. There is no way in hell most can afford home ownership standing on their own feet.
To add, Grenada has a fake economy in the south of island. SGU influence the entire south of the island. Without SGU students paying rents in USD, there is no market for locals.
Not to mention, CBI which further increase land prices.
